Ndlambe Property Rates


In 2024, the Ndlambe municipal property roll has been reevaluated and the total value of property has been deemed to have appreciated by approximately 30% (30.64%).

Given the large appreciation in the value of the property roll, the Ndlambe council has adjusted the municipal rate tariffs downward in the range of 0% to -12%.

The year-on-year increase in property taxes is determined by these two numbers and is shown in the Column F of the table.

For property in the residential category, the year-on-year increase in property rates is 15% (1.3064*0.88 – 1)

As is shown in Column F, year-on-year increases in property rates vary in the range of 15% to 31%.

While the Ndlambe municipality could have presented these data in an open and transparent way according to Batho Pele principles, the municipality chose instead to promote the data shown in Column D, which is erroneously calculated (Column E shows the correct values) and misleading.
